Lazy Daze Arts and Crafts Festival in Cary, NC

Lazy Daze Festival Logo Cary NCLast Saturday, August 23 was the 38th Annual Lazy Daze Arts and Crafts Festival which has become a signature event for families across the Triangle, welcoming over 50,000 people into historic downtown Cary every year. The Town of Cary hosts the annual event and admission is always free, including shuttles and parking!

Experience the Cary Culture

Lazy Daze Festival is the perfect way to experience what we like to call the “Cary Culture”. This community event still maintains it’s small-town feel while showcasing exceptional artists from across the nation. It’s a fun day for the entire family and proceeds go right back into the community, supporting local arts activities and Town of Cary initiatives.

Take a break from shopping to enjoy the delicious concessions and fun entertainment planned throughout the day. Each end of the festival has a performance stage featuring regional talent and entertainers, including local dance groups, beach music, bluegrass, classic rock cover bands and more.

For families bringing children, Kid’s World is an interactive area of the festival where children of all ages can put their creativity to work with make-and-take crafts!

One of the highlights for children at this year’s Lazy Daze festival was the snow blower. Children squealed in excitement every 20 minutes when the machine would pump fresh snow into the 90-degree weather. The snow blower was a donation-based charity fundraiser for Christmas County Fair, an event that will be held December 12-14 at the NC State Fairgrounds. Proceeds from the Christmas County fair will provide holiday gifts for over 2,000 neglected, abused, or impoverished children. David Turner, owner of Snow My Yard, volunteered his time and equipment for the good cause.

Preparing for Lazy Daze Festival

Sunshine Lazy Daze Festival Cary ncLazy Daze is open from 9am-5pm and admission is free. This is a rain or shine event. In the case of severe weather, check the Facebook page for festival updates. Parking is free but limited near the festival site. There is a parking deck adjacent to Town Hall Campus and Herbert C. Young Community Center.

We recommend taking a free shuttle. The pick-up location is at Cary Towne Center Mall and there is plenty of parking available around Sears and the Triangle Aquatics Center. Shuttles leave every 15 minutes.

Take note that there are a few restrictions to help accommodate safety and enjoyment for all festival goers. Pets are not allowed, so leave your furbabies at home for this outdoor event. Also, no roller skates, skateboards, bicycles, or scooters. Smoking is prohibited and alcoholic beverages are restricted to the Sister Cities Beer Garden.

Don’t Miss Out!

The Lazy Daze Festival continues to grow each year. The first festival was in 1977 and 100 artists were showcased. Last weekend, more than 370 artists were in attendance and put their art on display for over 50,000 local festival goers. It’s great local exposure, but many artists will agree that their top reason for returning each year is because the festival is so fun and vibrant.

You never know what kind of homemade treasures you will find… if you haven’t been to the Lazy Daze Arts and Crafts Festival in Cary, NC, you’re missing out!

The Lazy Daze festival is only one of the reasons The Marks Team loves Cary, NC. The “Cary Culture” supports creativity and growth, and we know the future of Cary and its surrounding towns is bright!

How to Avoid Buying a Money Pit | Expert Tips

avoid buying a money pit red flagsSo you’ve started searching for your dream home. Or maybe you’ve already found a home that you love. The price is right, the location is great, and you are eager to snatch it off the market. But how do you avoid buying a money pit?

Purchasing a home is a serious investment. Don’t wait until you’ve moved into a new home to discover problems that will guarantee costly repairs!

The Marks Team are Triangle Real Estate Experts. Not only can we help show you how to avoid buying a money pit, we have a North Carolina Home Inspector License so we are trained to recognize the red flags. Let us help you buy the home of your dreams today!

Deferred maintenance is a term we use a lot in real estate. What it really means is that the homeowners have put off routine home maintenance. Many homeowners fall behind on maintenance tasks, which is important in order to keep a home in good condition. Evidence of deferred maintenance is a red flag that there could be hidden issues that require costly repairs.

In your home search, don’t be swayed by design features and miss the warning signs! You want to make sure that the home you’re interested in is structurally sound. Here are a few expert tips to avoid buying a money pit.

Water Damage

Water damage can create huge repair bills for homeowners. The source of damage could be from several places and it’s important to have a professional take a look at water stains before buying a home.

avoid buying a money pit water damageStains on the ceiling are quite common and can often indicate a problem above the stain. It could be caused by a leaking roof, or if the home has a chimney, something could be wrong with the flashing allowing rain to seep in.

Plumbing leaks are also an obvious cause of water damage. A stain below an upstairs bathroom could indicate a leak in the tub, toilet, or sink. Stains on the ceiling could also be caused by condensation. If the stain is near a bathroom exhaust fan, condensation is usually the reason. It could be caused by an uninsulated duct in the attic.

The damage varies depending on how long and how severe the leak is. A moisture meter can help you determine if the leak is active or not.

If a homeowner notices moisture damage and repairs it early on, the cost is usually rather inexpensive. But if they defer maintenance, moisture will seep into the flooring and subflooring, resulting in much higher repair bills. Mold is another expensive side effect of moisture.

Cracked Walls

Cracked walls are also common and could be a result of natural home shifting but can also be a symptom of a larger problem. Vertical cracks are usually harmless but horizontal or angled cracks should be inspected closer.avoid buying a money pit tree roots

Water pressure is a common cause of cracks in the wall or foundation shifts. Water expands as it freezes and puts pressure on structures. Inefficient gutters, broken pipes, dense clay soil, or areas with high rainfall can create enough pressure to crack walls and foundation.

Large mature trees provide shade and privacy which buyers love! But roots can also create huge amounts of pressure on foundations. Take notice whether tree roots are causing any noticeable pressure on the structure of the home.

Cracks in walls could simply be the result of a hasty or poorly-planned build. Using the wrong materials or building when conditions aren’t adequate can create structural problems in the future.

Musty Odors

Hidden health hazards including indoor air pollution are another red flag that the home could become a money pit. Some pollutants like Radon gas can’t be seen or smelled and require a professional to detect.

Mold is the most common indoor air pollutant and we inhale the spores from mold every time we take a breath. When the air smells musty, mold is most likely present in the home. This usually means there is an underlying moisture problem.

Not only can these be costly repairs, they are health hazards for you and your family and require attention!

Temperature

When looking through a potential home, play around with the thermostat. Turn it both low and high to see how quickly the temperature adjusts.

avoid buying a money pit heating and airNewer homes with poor insulation or older homes with outdated air systems are less energy-efficient and will cost you thousands of dollars to either invest in a new central heating and air system and/or repair insulation. Without repair, you will likely spend thousands extra in utility bills over the next few years.

Its okay to be demanding when you are house-hunting and looking at used homes. Insist on a thorough inspection, and invest upfront in proper examination so you aren’t stuck spending thousands of dollars later on.

You can never completely eliminate risk when buying a home, but practicing “due diligence” can help you avoid buying a money pit. It’s your duty to investigate the condition of a property and try to determine whether it’s structurally sound. Don’t make an emotional purchase without doing your homework!

5. Perform Meaningful Repairs

Selling your home doesn’t have to break the bank! Research shows that putting a lot of money into mega-improvements don’t usually pay off. Make affordable, meaningful repairs to your home.

  • selling your home tips painting wallsPut a fresh coat of paint on the walls
  • Replace outdated knobs or door handles
  • Repair leaky faucets and squeaky doors

Always deep clean your home before putting it on the market. Counters and bathrooms should be squeaky clean. A dirty or cluttered home will distract buyers from the true value of the home.

Updating your kitchen could be a meaningful update for your home. It’s true that kitchens sell homes! An outdated kitchen space will hurt the value of your home. If you can afford to invest a few thousand dollars into your home before selling, this is the room to do it in.

4. Stage your Home

Decluttering and staging your home is another crucial step in getting it sold. Most home-buyers are looking for more space in a new home. Show them how much storage space your home has!

selling your home tips staging

  • Remove half of the clothes from the closets and neatly organize your cabinets and drawers
  • Clear off the clutter on the counters in kitchens and bathrooms
  • Stage your furniture to showcase the floor plan
  • Create as much light as possible: Open drapes, clean the windows, increase the wattage of your bulbs
  • De-personalize by taking down family photos and memorabilia

Buyers love a home that is clean, uncluttered, and full of light. When selling your home, you want to maximize its potential by making buyers feel that they could live in this space and make it *their* home!

If you feel overwhelmed by staging, consider hiring a professional to do it for you. They can even bring in props and furniture to really showcase your space.

3. Price it Right

One of the most important factors when selling your home is pricing it right. It’s important to separate the emotional value from the physical value of your home.

Over-pricing will result in a smaller buyer pool and an extended stay on the market. Under-pricing your home could mean losing money on your investment, and leave potential buyers questioning the quality of the property or area.

There are many things to consider when pricing a home including the location, the condition of the property, the size and design of the home, and accessibility. A perfectly-priced home will bring in the highest number of bidders.

A expert agent has an extensive knowledge of market trends and property values in the area. Let The Marks Team find the perfect listing price for you.

2. Be Ready and Create a Lasting Impression

selling your home tips curb appealFirst impressions are everything. Buyers have judged your home from the outside before even stepping foot inside. Make sure your lawn is well-maintained and that the exterior is welcoming. Spruce up your curb appeal with brightly colored flowers or shrubs.

Once your house is on the market, it’s important for you to keep it “show-ready” at all times. Don’t be caught off-guard when a potential buyer wants to see your home. Don’t leave dishes in the sink or dirty laundry laying around. It may feel inconvenient but it will make selling your home much easier!
